The complex, envisioned to be built in Bayraklı region, comprises an outdoor market, a residential and an office tower. The building, with an approximate indoor construction area of 97,180 m², has two basement floors. The residential tower has 38 and the office tower; 48 storeys.
In the residential tower situated close to the sea on the west of the lot, the balconies surrounding the perimeter of the square shaped R&C layout are designed as broad venues in line with the demand of İzmir consumer and climatic conditions. The balconies create a dynamic mass, the exuding different perspectives with 1,2 degree turns on each floor. The floor layouts contain 2, 6 or 7 units depending on type.
The office tower situated in the east of the lot is designed employing the double walled façade to emphasize an energy-efficient structural design. The inner surface of the building is square shaped with the outer surface having a dynamic form. This form not only affects the behavior of the building façade against windows positively but also makes the building identifiable in the city silhouette. The portion remaining between the interior and exterior is designed in such a way to afford significant energy savings, contributing to heating by conserving the air heated by the sun in winter time, and the rapid circulation of the air in that portion, and the shading effect of the second surface in summer time.
Either tower is designed rationally and economically due to square layouts.
The open market, located on the ground floor and first floor of the building, is designed in such a way to be intertwined with the recreation areas to be formed through rehabilitation of the existing creek and its surroundings. Access to the market from all perimeters of the lot is allowed. The objective is to create a transmissive architecture inviting people to the created public space, without interrupting urban continuity. Over the market, a green roof plane is formed with canopies protecting the user from the sun, absorbing radiation by reducing the reflective hard surfaces. With the use of bridges connecting the upper levels of the two-floor market, angular roads and use of water and the green on the roads, it is sought to create a public area giving surprising and pleasurable perspectives.
The structure is designed as a complex aiming to contribute to the silhouette of İzmir elegantly with its dynamic form which will;
• Serve the users in the best manner,
• Use resources conservatively with its energy-efficient design,
• Create recreational areas by way of use of the green and water,
• Which will serve the city creating a reference point without interruption through its lifespan.
